First joint venture project combines photovoltaics, battery storage and charging infrastructure to create a sustainable commercial site
Traunstein/Grünwald, September 21, 2026
bauwo Invest GmbH and Energy Partners GmbH are launching their strategic partnership with a joint energy infrastructure project in Rheinau. An integrated energy system comprising a photovoltaic installation, battery storage and charging infrastructure for electric lorries is being built on a commercial property on Rheinstraße. Construction of the PV installation began in August 2026, with MaxSolar GmbH responsible for implementing the project.
The project is the first initiative of the joint venture between bauwo and Energy Partners. The aim of the partnership is to equip modern commercial and logistics sites with sustainable energy infrastructure, thereby laying the foundations for competitive, resilient and long-term viable business locations. The joint project pipeline already comprises nine further projects, including logistics sites in Dombühl, Pocking and Soltau.
Photovoltaics, energy storage and charging points for electric lorries in a single integrated system
At the heart of the project is a photovoltaic system with a capacity of around 4 MWp. This is complemented by a battery storage system with a capacity of 2.5 MW and a storage capacity of 5 MWh. The battery storage system enables solar power generated on site to be temporarily stored and made available at a later time. At the same time, the storage system can be used flexibly to sell electricity on the power market, thereby opening up additional commercial opportunities. In addition, four hyperchargers with a total of eight charging points for electric truck charging, with a combined output of 2,000 kW, will be installed. The project thus also creates the infrastructural conditions for the increasing electrification of logistics and transport processes.
In future, the EP Sherpa – Energy Partners’ energy management system – is set to play a central role. The system connects photovoltaic installations, battery storage and charging infrastructure, and intelligently coordinates energy flows on site. This creates not just a facility for generating renewable energy on site, but a holistic infrastructure for the generation, storage, use and control of energy. At the same time, energy flows can be optimised, peak loads reduced and existing grid capacities utilised more efficiently.
On-site PPAs combine energy generation with on-site supply
In future, part of the electricity generated is to be supplied directly to the site’s future users via an on-site Power Purchase Agreement (PPA). This will enable renewable energy generation and electricity supply to be directly linked at the site itself. At the same time, it will result in energy costs that can be planned for the long term and greater independence from volatile energy markets, thereby providing greater price and planning certainty.
“The intelligent integration of photovoltaics, battery storage and charging infrastructure enables us to utilise existing grid capacity as efficiently as possible and to optimise the site’s energy supply in a holistic manner. Particularly in view of the growing demand for high-performance charging infrastructure for electric lorries, Rheinau demonstrates how the energy transition and the transformation of logistics can be meaningfully combined. Together with bauwo, we are thus developing a model that can be applied to numerous other commercial and logistics sites,” explains Matthias Giller, Managing Director of Energy Partners GmbH.
Added value for users and the location
The bauwo Rheinau Logistics Park is situated between Strasbourg and Karlsruhe, in the immediate vicinity of the A5 motorway and the German-French border. Around 41,300 m² of warehouse space is being developed on the industrial site, comprising five units that can be flexibly combined. The space will be available from January 2027. The combination of modern logistics property and integrated energy infrastructure will provide future users with a robust foundation for energy-efficient operations and the gradual expansion of electric mobility.
Energy infrastructure as an integral part of modern property development
For bauwo and Energy Partners, the project marks the start of a long-term partnership. In future, integrated energy concepts combining photovoltaics, battery storage, charging infrastructure and complementary heating and utility solutions are to be developed, implemented and operated at further sites. Each concept will be tailored to the technical conditions of the property and the individual requirements of its future users.
Through this partnership, the two companies are combining their respective areas of expertise to establish energy infrastructure as an integral part of modern commercial and logistics properties in the future. Whilst bauwo contributes its experience in the development and realisation of commercial sites, Energy Partners is responsible for the design, financing, implementation and operation of integrated energy systems. “Energy availability and predictable operating costs are becoming increasingly important for the competitiveness of modern logistics sites. In Rheinau, we are therefore considering property and energy infrastructure together right from the start. In this way, we are not only creating modern spaces for our future users and investors, but also laying the foundations for energy-efficient processes, electric mobility and long-term planning certainty,” emphasises Alexander Taft, Managing Director of bauwo Invest GmbH.
The project in Rheinau thus serves as a prime example of how the integration of energy generation, storage, electric mobility and smart control systems can help prepare commercial and logistics sites for the demands of an increasingly electrified and decarbonised economy.
